The call to optimize resources and reduce wastes is increasingly resonant in the construction field, although it has long been widespread, and leads to the regard of built heritage that, limited to its possibilities, has to satisfy sustainability needs. Making a parallel and borrowing the fact-finding phases required to determine existing building safety from the “Technical Standards for Construction-2018”, also for the assessment of the technological efficiency of construction elements it is conceivable to achieve a good "level of knowledge" through the “historical-critical analysis”, the “survey” and the “mechanical - in this case, more generally physico-chemical and thermo-technical - characterization of materials” to identify construction solutions, design mistakes and degradation causes. This information, necessary and preliminary to any intervention aimed at improving building performances, should be deduced from the instrument suitable for registering it, the “Building Dossier”. Focusing the attention on the Central and Maritime Station of Messina, built between the '30s and '40s, of high historical-architectural importance in the debate on the "Modern style", and for which documentary sources are present, it is suggested for the Dossier a section aimed at estimating the technological efficiency of the characteristic travertine cladding. For this purpose, through the aforesaid fact-finding phases, we propose to derive from the documentary patrimony the material-constructive, geometric-dimensional and parametric indications for a critical check of construction details; this should be the starting point to evaluate the preservation degree. Laid the bases to reach an appreciable level of knowledge, it will be possible to make targeted choices in case of restoration and provide instructions for proper use and planned maintenance over time. Therefore, facilitating the "dialogue" between the “Building Dossier” and the “Maintenance Plan” is the prerequisite for ensuring the functioning of a phase of the building supply chain: the "circular" management of the historical buildings.
