Enabling accessibility does not simply mean installing correctly designed stairs, ramps, stairlifts, lifting platforms, lifts, but also guaranteeing their survival and efficiency over time. As in other areas of the building industry, one of the major contemporary problems is represented by costs and the lack of forecasting of the maintenance process which necessarily forms part of the life of a component, especially if it is exposed to atmospheric agents or is subject to wear and tear even in relation to continuous operation. Therefore, in addition to all the performance characteristics to consider in the choice of materials and equipment, everything concerning maintenance shows its relevance, growing exponentially over the years and making durability an essential requirement. Recognizing and describing the maintenance problem of some existing vertical communication elements which, due to their bad state, do not perform their function safely, this paper introduces advanced maintenance systems (preventive, predictive, proactive) and identifies solutions aimed at minimizing the damage of time and always designing the mechanized vertical communication elements according to maintenance and durability criteria.
